I'm out there. In the homes.

I go through a lot of homes. Photos only tell part of the story. I want to see the layout, the condition and what your money actually gets you. Then we can compare that with how you want to live.

02THE MARKET

My morning starts with the numbers.

What sold? For how much? Which neighbourhoods are moving? I study the market every morning. We look at recent sold comparisons and the options available now. The asking price starts the conversation. It doesn't finish it.

03YOUR MONEY

I take the numbers personally.

Price. Cash needed. The offer. I'm working through the calculations and negotiating for the best deal I can get you. I'll explain my thinking. Your mortgage broker confirms financing, and your lawyer confirms the final closing costs.

How much cash do I need to buy?

Your down payment is only part of it. Put in a price, compare four options and see the cash to plan for. This is the same calculator you'll find in my main website's buyer tools.

Compare down-payment options

Planning estimate, not a quote. Uses standard 25-year mortgage-insurance rates and a traditional down payment. Eligible 30-year insured mortgages have higher premiums. The refund switch assumes every purchaser qualifies for the full Ontario refund; your lawyer confirms eligibility and any partial refund. The deposit amount and timing come from the offer; it is normally part of - not additional to - the down payment. Property-tax, utility and condo adjustments depend on the specific closing statement. New construction, Toronto property, well/septic work, moving, insurance and lender-specific fees can add costs not shown. Your lender and lawyer confirm the final figures. Rules checked against Canada's down-payment and mortgage-insurance guidance, CMHC premium rates, Ontario's 8% tax on taxable insurance premiums and Ontario's first-time buyer refund rules.

I don't have mortgage approval yet. Is that a problem?

It's a starting point, not a reason to feel behind. Your mortgage broker or lender confirms what you can borrow and what fits your finances. I'll help you keep the home search connected to that conversation.

Will I be able to ask the obvious questions?

Please do. Deposit, down payment, conditions, closing: nobody's born knowing this stuff. I'd rather explain it twice than have you quietly worry about it.
