Here's the thing: real estate questions can get personal quickly. This page explains what the site can receive, why I use it and how to ask me about it without making you read a wall of mystery language.

Please do not send banking passwords, government identification numbers or other highly sensitive information through a website form or regular email.

What the website stores
Some forms save a draft only for the current browser tab while you work. File uploads are not saved in that draft. A confirmed submission clears it, and closing the tab ends that draft session.
When you press Send on a website form, the text you provide is stored in a Cloudflare-hosted database. Photos submitted through the Home Breakdown are stored in private Cloudflare file storage and linked to that request.
A submission can also include the page it came from, the referring page and the time it was sent. The site and its hosting provider receive basic technical information needed to deliver and protect the service.
Form protection uses a short-lived pseudonymous network identifier to slow spam, control upload costs and keep the forms reliable. It is not put in a lead record, shown to me, used for marketing or logged by the application. The website does not write the raw network address into its counters or the lead inbox. Counters are marked to expire after their limit window and expired counters are cleared during later form traffic.
Some tools and games also use storage in your browser to remember a preference or game score on that device. You can clear that information through your browser settings.

Why I use the information
I use the information you share to answer you, prepare the real estate information you requested, build a useful search, discuss a home-value strategy, improve the website and keep the site working safely.
I use form details and photos to answer you and prepare what you requested. I will not publish your photos or use them to market a property unless you separately ask or agree.
Sending a service request does not subscribe you to marketing emails. Newsletter signup is a separate choice.
I do not need your life story to add you to a pressure campaign. If you ask a question, the first job is to answer the question.
04 · THE HUMAN VERSION
Videos and connected services
Pages on this site can include video players from YouTube, Instagram and Facebook. When you load or use one of those video services, that provider may receive technical information and apply its own privacy terms.
Some social and media pages use EmbedSocial to display an Instagram or media feed. Loading that feed can connect your browser to EmbedSocial and the social networks represented in it, which may receive technical information under their own privacy terms.
Cloudflare hosts this site and provides the database and private file storage used by the forms. It handles information as needed to provide and protect those services.
I use Lofty to manage enquiries and follow up. When you submit a form, your contact details, answers, source page and recorded consent are sent to my Lofty account. Lofty also sends me an email notification with those details. Uploaded photos stay in the private website inbox; they are not attached to these emails or made public.

Sharing and keeping information
I do not sell your personal information. Information may be shared with a service provider that helps operate the website or respond to your request, or when disclosure is required by law.
I keep information only as long as it is reasonably needed for the reason it was collected, for legitimate business records or for legal and regulatory responsibilities that apply to the work.

Your choices
You can ask what form details or photos I have about you, request a correction or ask me to delete information that no longer needs to be kept. Some records may need to remain where law, brokerage requirements or an active transaction require them.
You can also unsubscribe from an email using the option in that message, clear browser storage, block third-party cookies in your browser or contact me directly to change how I follow up.
