The useful question is not only whether the Region moved up or down. It is where your property sits inside the city, home type, condition, price band and buyer demand behind that average.

The average was $722,683 and the median was $680,000. Both can move when the mix of homes sold changes. Neither one is a shortcut to the value of your home.
The report recorded 1,712 active listings, 3.5 months of supply, 36 days on market. Property type, city, condition and price band can still tell very different stories inside that regional total.
