What just happened.
June 2025 recorded 676 home sales, up 0.3% from June 2024. That was the first year-over-year sales gain reported in 2025. One month does not establish a new direction.
Condominium apartment sales rose 34.4% year over year, from 64 to 86. Average condo apartment price was down 5.7%. The report records the change, but it does not identify buyer type or prove what caused it.
Property type breakdown:
- Detached: 442 sales (up 5.6% YoY), avg $896,770 (-0.2% YoY)
- Townhouses: 113 sales (down 17.4% YoY), avg $624,754 (-6.0% YoY)
- Condominium apartments: 86 sales (UP 34.4% YoY), avg $435,435 (-5.7% YoY)
- Semi-detached: 35 sales (down 25.4% YoY), avg $649,039 (flat YoY)
Detached sales rose 5.6% year over year and the average detached price was nearly unchanged at minus 0.2%. That describes June. It does not establish a price floor.
HPI benchmarks.

K-W apartment HPI rose 1.5% month-over-month in June. That was a change in direction for the month, but one monthly move does not prove that a segment reached its bottom.
June showed why one headline is never enough. Property types moved differently. Condo apartment sales and HPI direction did not tell the same story as townhouses and semis.
For buyers, the property-type rows are a question list, not a green light. Compare the exact building or home, fees, condition, recent sales and current competition before deciding.
For sellers, the regional days-on-market average cannot prove why one home sold sooner than another. Price, condition, location, terms, presentation and the competition all belong in the conversation.
This report records housing activity. It does not measure consumer confidence or prove what caused a monthly change.
What to watch in July.
- The next rate decision. Mortgage costs can affect affordability, but a rate decision alone does not predict local sales.
- Condo apartment direction. Compare July with June before treating one positive month as a trend.
- Detached price movement. A flat or positive month would add context, not prove a permanent bottom.
