What just happened.

May 2025 recorded 675 home sales, down 9.3% from May 2024 and 26.2% below the ten-year May average. The report also recorded 2,225 active listings and 4.2 months of supply. Those numbers describe the Region, not every price band, street or home.

May 2025 recorded 675 sales, 2,225 active listings and 4.2 months of supply. The report shows slower activity and more choice than a year earlier. It does not measure buyer confidence or explain why individual buyers waited.

Average sale price came in at $789,154, down 3.6% YoY but actually UP 0.8% from April. Days on market sat at 24 days, way up from 16 days in May 2024 and the five-year average of 14 days. The price didn't crater. The pace did.

Property type breakdown:

  • Detached: 427 sales (down 8.4% YoY), avg $909,897 (-3.7% YoY)
  • Townhouses: 132 sales (down 1.5% YoY), avg $634,320 (-3.5% YoY)
  • Condominium apartments: 67 sales (down 20.2% YoY), avg $431,944 (-6.7% YoY)
  • Semi-detached: 48 sales (down 18.6% YoY), avg $652,627 (-6.7% YoY)

Every property type recorded fewer sales than in May 2024. Condo apartment sales had the largest year-over-year decline in the published breakdown. One month does not establish a trend.

An interesting split in the May HPI: single-family benchmarks rose month-over-month in both K-W (+1.1%) and Cambridge (+0.7%), while the K-W apartment benchmark fell 6.7%. The report shows the difference. It does not tell us why individual buyers made their decisions.

★ SCOTTIE'S TAKE

May 2025 had lower sales and more active listings than one year earlier. At the same time, the K-W single-family benchmark rose 1.1% from April. Different measures can move in different directions during the same month.

The HPI helps compare a typical property over time. Sales, days on market and supply help describe activity. None of them can explain one buyer's choice or predict what the next month will do.

For buyers and sellers, the useful question was not whether the whole Region was good or bad. It was how the exact property, financing, timing and competition fit the plan.

This is a historical snapshot. If you are making a decision now, start with the newest report and current comparable sales.

What to watch in June.

  • Condo apartment activity. Compare June sales and pricing with May instead of treating one month as a trend.
  • Detached pricing. Follow whether the K-W single-family HPI change continues, slows or reverses.
  • Inventory and sales together. More listings only become meaningful when compared with the number of completed sales.
