A lawn sign is only the beginning
Professional photos, staging guidance, floor plans, a virtual tour, a full walkthrough film and a plan to distribute the story. That is the work around the sign.
Player hidden? Open this Reel on Instagram ↗If you're selling one of your biggest assets, the marketing deserves some serious effort. I'll bring the photos, film, original music and a plan to get your home seen. Then I'll bring that same effort to pricing, showings, negotiation and the details all the way to closing.

Here's the thing. A sign and an MLS upload give buyers a way to find a home. Active marketing gives more of the right people a reason to stop, watch and remember it.
The inventory and campaign-audience figures are examples described in the original ball video. They are not a promise of views, price or timing for every listing.

Player hidden? Open this Reel on Instagram ↗A sign on the lawn does not carry the whole sale. I start with the fundamentals: preparation, photography, floor plans, a virtual tour and a full walkthrough video. Then I build the marketing around the actual property so buyers have more ways to discover it and care about it.
In the video, more than 2,000 balls represent the number of Waterloo Region homes available at that point in time. I use the visual to show why “put it online and hope” can leave a home buried. The 150,000-person figure is the planned local campaign audience described in that video, not a guaranteed result.
Every listing gets the same commitment: a property-specific film, original song and launch plan. Pick any one and judge the work for yourself.
Pricing, preparation, the launch, showings, offers and the details between sold and closed. This is the complete conversation I want every Waterloo Region seller to hear before making expensive decisions.

A yard sign can be useful. A giant pink unicorn sign can also become a landmark, a conversation and a very Scottie first impression.

What you love, how the house lives and the detail a buyer will repeat in the car afterward.
Photography, floor plans, drone where it earns its keep and a full listing film built around emotion.
An original music video with your address in the chorus. Every home. Every price point.
Targeted distribution across Instagram, Facebook and YouTube gives the listing another path beyond buyers already searching.
I answer my phone, attend the conversations that matter and remain accountable all the way to closing.

Explore every seller article →Price matters, but so do possession, bridge-financing risk, school calendars, tenancy, pets, work and where you are going. The sale plan has to fit the human plan.
We review services, term, geographic scope, fees, termination and responsibilities before you sign. You should know exactly what you are hiring and how the relationship works.
We study recent sales, current competition, failed listings, condition and micro-location. Then we choose whether the list price is intended to invite, anchor or simply state value.
We prioritize repairs that remove buyer doubt: obvious defects, unfinished jobs, safety issues, water clues, burnt-out bulbs and the tiny signals that suggest a home has not been cared for.
The goal is not to erase you. It is to help a stranger understand scale, traffic flow, storage and how life feels in each room. Sometimes that means editing; sometimes it means leaving the weird, wonderful feature.
Photography, floor plans, drone where useful, a cinematic listing film and an original address song give buyers several ways to notice, understand and remember the property.
MLS exposure is foundational. Social video, YouTube, direct agent outreach and paid distribution can expand the audience and create a second path to the listing beyond a portal filter.
We plan notice, access, pets, lights, security, feedback and a realistic reset routine. You should not have to stage a military evacuation every time a buyer is nine minutes away.
Price, deposit, conditions, closing, inclusions and the buyer's ability to perform all matter. In competition, the rules require care, documentation and clear communication - not theatre.
A higher number is not automatically a better outcome if financing is fragile, timing is impossible or conditions are unworkable. We weigh value and probability together.
We track conditions, provide documents to lawyers, manage visits, preserve the home, coordinate agreed work and respond quickly when a closing question appears.
Your lawyer handles payout and adjustments. Ask your lender about discharge or prepayment costs early, keep invoices and sale records, and confirm tax reporting obligations - including principal-residence reporting - with a qualified adviser.

Marketing is visible. The harder part to show is how it feels when somebody communicates, tells the truth and stays present.
