August recorded 536 sales, down 1.3% year over year, while average price was down 5.5% to $728,465. Those measures moved differently. The report does not establish a recovery or explain the cause.
The Bank of Canada held its overnight rate at 2.75% for the third consecutive meeting. That belongs in the month's economic context, but this housing report does not measure how the decision changed buyer behaviour.
Property type breakdown:
- Detached: 320 sales, avg $846,405 (-4.6% YoY)
- Townhouses: 101 sales, avg $594,200 (-3.2% YoY)
- Condominium apartments: 62 sales (up 1.6% YoY), avg $433,113 (-6.0% YoY)
- Semi-detached: 50 sales (UP 25% YoY), avg $618,206 (-5.5% YoY)
Semi-detached sales rose 25% year over year in August. Condo apartment sales rose 1.6%. The report does not identify who bought those homes or why.

August sales were close to the prior year's level and monthly HPI changes were small. That describes the month. It does not prove a recovery or a market bottom.
For buyers, longer exposure on some listings may create room for questions or conditions, but the report does not show how often particular terms were accepted.
For sellers, rate decisions are part of the backdrop. This report cannot predict how a future change will affect one home's demand, timing or price.
Semi-detached sales rose year-over-year in the reported month. That makes the segment worth comparing, not an automatic signal to buy or sell.
What to watch in September.
- The next rate decision. Compare the decision with later local activity instead of assuming the result.
- Inventory. Follow new and active listings together so the supply picture stays grounded in reported data.
- Detached and semi-detached prices. A changing spread can shape the shortlist, but the exact home still decides value.
